Data and methods

Neighborhoods. The 159 boundaries from the city's neighborhood GeoJSON. Every neighborhood is kept and clickable. Neighborhoods with fewer than 10 home sales (for example Wissahickon Park, with a single sale) are excluded from housing colors and rankings due to low sampling; per-capita rates need at least 500 residents.

Home prices. Deed transfers from the city's Real Estate Transfer Tax file merged to OPA property characteristics, single-family category, sales of $50k–$4M from 2021 to 2025. Prices and price per square foot are winsorized at the citywide 1st and 99th percentiles before averaging; medians use raw prices.

Value vs. a typical house. Neighborhood fixed effects from a hedonic regression of log price on log living area (and its square), log lot size, age (and its square), condo, central air, and bathroom, bedroom, condition, stories, fireplace and sale-year dummies. Shown as the percent price difference from the sales-weighted citywide average for an identical house.

Parking premium. The same regression with a garage indicator (OPA garage spaces > 0) interacted with every neighborhood. A raw estimate needs at least five sales with and five without parking; it is then shrunk toward the citywide premium by empirical Bayes, weight τ²/(τ²+se²). Neighborhoods without enough variation take the citywide premium () and are marked as such.

Population and demographics. American Community Survey 2020–2024 5-year estimates at the block-group level, allocated to neighborhoods by area overlap. Medians are household-weighted averages of block-group medians, so treat them as approximations.

Parks. OpenStreetMap areas tagged leisure=park or nature_reserve, dissolved so overlaps count once, intersected with each neighborhood and divided by its land area (Census land area, which excludes the rivers).

Transit. SEPTA Market-Frankford (L) and Broad Street Line stations, including the Broad-Ridge Spur, from OpenStreetMap; Regional Rail stations separately. Distance to the subway is measured from an interior point of the neighborhood.

Food and drink. OpenStreetMap points and building centroids. Grocery stores are supermarkets, grocery stores and greengrocers; corner and convenience stores are counted separately. OSM coverage of small businesses is incomplete, so compare neighborhoods rather than reading counts as a census.

Shootings. Shooting-victim records from the Office of the Philadelphia City Controller, , assigned to neighborhoods by location. The rate is annualized per 10,000 residents.
